About

Bartlett Cooke Design was founded in 1997 by Emma and Tony Cooke to provide a portfolio of design-led property-related services. Over the years that followed we have worked on show homes for major developers, boutique hotels and fine-dining restaurants, small cottages and town houses. Though we still work on all these types of projects, we now specialise in the larger country house and furnished holiday let markets, working across the South West of England as well as the rest of the UK and internationally.

Though we most commonly get involved in projects from the initial planning stages for new build homes or major restorations and refurbishments, we also enjoy undertaking updating and re-styling of existing schemes, particularly for under-performing furnished holiday lets (FHL). It is not uncommon for our FHL 'facelifts' to create payback within a few months through a marked increase in bookings.

Alongside working on client projects, we have also developed our own properties in Yorkshire, Dorset and Cornwall and have extensive experience of working with a variety of professionals such as architects, structural engineers, building surveyors, lighting designers and network engineers, as well as tradesmen such as plumbers, carpenters, electricians, plasterers, decorators and so on.

How we work

Unlike many designers, we don't work on a percentage basis of the budget. We take a transparent 'open book' approach, charging only for our time on an hourly basis. We then pass through at cost all items (e.g. furniture, art, lighting, soft furnishings) that we purchase for the project. 

Following confirmation of your instructions and an agreed brief and budget, we require 50% deposit of the agreed budget (not including our estimated time) up front before commencing works. We then invoice monthly based on completed works.

Scope of Services

We can do as much or as little as you want us to, from interior and landscape design advice where you want to undertake the works yourself, through to a full turnkey service. We offer the following services:

Sketch design

Specifying & procurement

Project management - new build, full/partial restoration, refurbishment, minor facelift

Fitting service (curtain poles, blinds, art & mirror hanging)

Styling for photoshoots
